OK I am filling out an application form for a apartment in Cold Lake.
Is it their right to ask for my wage, and my social insurance number.
I will not fill out my salary, as that is personal information.
But do they need my social insurance number? |

HAHAHA erm sorry.. they want to run a credit check on you. by law(I believe) they can ask, but you're not required to give it.. same goes for job application.. if you actually get the job, then they need it...
The apartment app - it just helps insure they do a cedit check on the right person, but like I said, not required. |

| Basiclly they want to make sure they arent renting out to a dead beat thats not gonna be able to make payments. |

| Questions about income, employement and SIN are all valid. (Consider renting something like a loan) By law you do not have to provide it, but then the question is "are you trying to hide something" i.e. poor credit. Therefore they do not have to approve your application for tenancy. For bigger companies, they will run a credit report on you (does nothing to adversly affect your bureau) smaller/private places will not but obtain the info as a security measure in case you decide to skip out...they want to be able to find you... |

Every inquiry to your bureau hurts it. Cause the inquiries show up, so if they show a buncha inquiries, but no credit given some places start to worry.
They can't put a black mark on your credit that I know off. Landlord tenant act or what ever only allows for the damage deposit and stuff, if you really trash a joint and cause thousands and thousands in damage the landlord can take you to court... but thats about it... |

Not so...larger companies send you to collections :D and that gets posted on your bureau that you owe Boardwalk/Midwest money... (even if it's only a couple hundred)
(I worked in collections for CIBC, Gov't and Boardwalk) |

Hmm really... I wonder if they've changed the landlord tenant act since I last read it.. cause about the only way you can "owe" them money is to skip on out a months rent and trash the joint, so that the damage deposit isn't enough to cover everything.
I suppose you can own them more depending on the terms of your lease, like you sign a years lease, leave early, they can't rent the joint and want you to pay the remainder of your lease... |

typically D/D doesn't fully cover... they'll ding you for whatever they see fit. (chances are, if someone were to skip out on rent, they didn't leave it sparkling clean so then the cleaning charges are added up)
An inquiry of such will knock your rating down a few points, but its usually recovered within a month or two... And being that future inquirers can SEE who made the inquiry on you, a rental company looks better than a car place or financial institution I think.. |
