I have a Townhouse condo in Grandin Village St.Albert Phase 3 that I am selling.

1199 sq ft

3 Bedroom, attached garage, end unit, right in front of bus stop. Visitor parking right beside unit. Location is as good as it gets in this complex.

225,000.

Otherwise it will be listing it in a week or two. So if anyone wants a deal. This is the time.

Two other condos in the same property went for 224 and 228 in the last two months. If you want to make the 10-15% gain this year. Here is your chance.

bump, this is a great area, i live across the street in grandview ridge, and i always leave my doors unlocked and cars unlocked all summer... great place to live and very friendly people around this area.

Its good that you are giving a friendly bump, but I really don't think you should be advertising that kind of information about yourself.

I think the point is if you advertise you never lock anything, it won't be that good an area for long once the seedier elements find out it's easy pickins.

Same layout as my place almost.

Been here just over 6 months, not many problems... it's not a bad place at all.

Managed to show it 4 times this weekend.......... Lots of nice people I met this weekend. Thanks all....

I will try and schedule another viewing set for this upcoming weekend.

220 was the highest offer that I turned down.......I should of mentioned that I was relatively firm on the 225.

I am hoping to have a deal done before March 1.

If no takers at 225K, I will then need to repaint, new flooring, kitchen and then price it accordingly......and that should blow it out of the water for any first time home buyers. :(

Do you know if there is a limit as to the size of dogs that can live in the condo? I have a 60 pound lab and just wondering if that would be a problem.

As far as I know you would have to get your pet approved by the condo association....

In regards to pets. I ran into a board member today and they do allow pets. No problem with a 60lb lab.

The bylaw reads no pets, but over the years over 75% of condo owners have acquired pets. They are looking at rewriting the bylaw to state 'pets allowed'.


This friday is the last day I will have it for sale on this board. I have committed to holding it for someone until friday so they may have a chance at viewing it.

Next week if anyone is still interested it can be viewed on comfree. The price of 225 will end on friday. It will more than likely be listed at 240. :(

Thanks everyone for your interest.

Friday has now come and the selling price of 225K is no longer applicable.

I have passed on the duties of selling this townhouse off to a friend.

The asking price is now 240.
